Key Highlights

  • Boston developer Wood Partners installed Bradyl Bins into its mid-rise project Alta on the Row, for a more secure, better looking, on-site storage solution.
  • 71% of the units were leased as the building achieved a 93% occupancy rate.

Alta on the Row is a 370-unit residential building in downtown Worcester, Mass., designed to combine modern living with convenience and community-focused amenities. The property features a rooftop lounge with panoramic views of downtown Worcester, beautifully landscaped courtyards, an outdoor living room, and a fitness center with floor-to-ceiling windows, designed to the same high standard as a CrossFit gym.

The Challenge

The development team aimed to provide additional on-site storage for residents without requiring them to rent off-site units, while maintaining a professional and secure appearance. Traditional “chicken wire” storage cages posed security concerns and looked unkempt, so the challenge was to offer a solution that balanced functionality, security, and visual appeal. Additionally, the storage layout had to accommodate a relatively square room, diverging from the original plan, while fitting within the budget parameters set by the developer, Wood Partners.

The Bradyl Solution

Bradyl Storage Solutions provided a custom solution that maximized the available space while delivering a clean, professional look. The project utilized The Bradyl Bin, a secure, enclosed storage unit designed for residential communities that provides both privacy and a polished, professional appearance. Unlike standard chain-link cages, the Bradyl Bin offered a visually cohesive design, with all units finished in a light grey color that complements the building’s aesthetic.

All 69 units were installed in a single, secure storage room that spans 155 feet of floor space and efficiently uses leftover project square footage. Conveniently located just 100 feet from the leasing office and near the model unit for tours, the storage room integrates seamlessly with the resident experience. Bradyl’s flexibility allowed adjustments to the layout to fit the actual space, ensuring the units were installed efficiently and elegantly.

The Outcome

The storage units were met with strong interest from residents, with 71% leased as the building achieved a 93% occupancy rate. Residents appreciated the convenience and secure, well-managed appearance of the storage, which has become a highlight in property tours. The success of this project has led the developer to prefer enclosed, professionally managed storage solutions for future projects. This project demonstrates how Bradyl can enhance both the functionality and visual appeal of residential communities while meeting budget and space constraints.
